FAA Permits Clear Path For Two 627-Foot-Tall Tower Cranes At 2600 Biscayne Boulevard

In a significant stride toward realizing their vision for a 40-story mixed-use tower, 2600 Biscayne Property, LLC, the joint venture between Oak Row Equities and Lndmrk Development, has secured FAA permits for installing two towering construction cranes at their upcoming 2600 Biscayne project in Miami’s Edgewater neighborhood. These cranes are primed to ascend to 627 feet above ground, translating to a commanding 635 feet above mean sea level. This development’s vertical aspirations reflect a robust commitment to creating a remarkable addition to Miami’s urban landscape.

Positioned along the western expanse of Biscayne Boulevard, between Northeast 26th Street and Northeast 26th Terrace, and officially designated as 2626 Biscayne Boulevard and 246 Northeast 26th Terrace, the 521-foot-tall structure is set to encompass a total of 972,167 gross square feet of space. As outlined by pending construction permits, this encompassing space allocation will comprise 200,839 square feet of office area, 478,579 square feet dedicated to residential purposes, housing 399 multifamily units. Additionally, the project incorporates 9,504 square feet of retail space on its ground floor and a multistory parking garage covering 283,245 square feet and accommodating 686 vehicles. While construction permits detail the aforementioned aspects of the building, the project’s utility agreement unveils a slightly different building plan. It retains the same count of 399 apartment units but diverges in terms of office space, now totaling 174,524 square feet, and dedicates 9,260 square feet to retail purposes. The acquisition of the 65,583-square-foot site materialized for $35 million in 2022.

Site work permits submitted in July are currently under review. Additionally, vertical construction permits have been under review since their plan acceptance in October 2019. As per the permits, Coastal Construction is set to serve as the general contractor. The construction is scheduled to initiate in early 2024, with completion anticipated by 2026.
