FAA Permits Filed For 731-Foot-Tall Structure At 99 SW 6th Street In Brickell

Permits have been submitted to the Federal Aviation Administration (FAA) for a 731-foot-tall structure at 99 Southwest 6th Street in Brickell, Miami. While specific plans for the site have not yet been disclosed to the public, this tower would stand adjacent to LOFTY Brickell, a 44-story mixed-use tower that commenced construction earlier this year. The site is bordered by the Miami River to the north and Southwest 6th Street to the south. Property records indicate ownership by 99SW7 HOLDINGS LLC, an affiliate of Newgard Development Group. This entity possesses over 2 acres of assembled sites earmarked for redevelopment featuring a range of mixed-use towers, including One Brickell Riverfront, which encompasses LOFTY Brickell and is situated at 99 Southwest 7th Street.

Below are five permits submitted for the high-rise structure, set to rise 731 feet above ground level, or 733 feet above mean sea level. This elevation surpasses most of the existing buildings that constitute the Brickell cityscape. The tower is poised to become the fourth tallest within the neighborhood, trailing behind Panorama Tower, Four Seasons Hotel Miami, and Brickell Flatiron, ranking among Miami’s top ten tallest structures. It’s important to note that this assessment does not encompass the numerous proposals for supertalls and taller high-rises currently in the planning stages and soon to enter construction. Considering these forthcoming developments, the tower would likely slip out of the top ten list. Nonetheless, it would remain a noteworthy edifice, particularly given its location along the Miami River.

In April, we reported on another FAA filing by an affiliate of Newgard Development Group for a 709-foot-tall structure at the same location. This conclusion is supported by the fact that the coordinates linked to that set of permits, which transitioned to interim status at the FAA in July, closely align with the filing for the 731-foot-tall structure. The previous filing featured an elliptical footprint, a feature also present in the latest filing. This raises the idea that the developer could have the intention to enhance the site with two towers connected by an elliptically shaped podium. This two-tower concept echoes Newgard’s approach for One Brickell Riverfront, which features two towers emerging from a multistory podium. Is there a “Two Brickell Riverfront” in the works? However, it’s important to note that this is purely speculative and not substantiated, yet it is a reasonable assumption based on the available filings. Two FAA filings occupying the same aerial footprint doesn’t exactly point towards the possibility of two towers, but nonetheless, two filings represent two buildings. When the developer acquired the 1.6-acre property for over $50 million last year, their vision included the site redevelopment with 2 million square feet of space across three towers. Furthermore, their recent acquisition of a 0.6-acre, three-parcel assemblage across the street from 99 SW 7th Street for $7 million appears to be the gateway to the envisioned three-tower project. While these developments are intriguing, specifics about the third tower remain veiled. Whether it will stand as a singular tower or join a duo configuration remains to be seen. However, the likelihood of this being one tower is high based on the original plans for the property, but as more information surfaces regarding this particular project, we will ascertain the validity of this theory.
