Star Holdings Management LLC has submitted revised site plans for a proposal in the Ojus Urban District in Miami-Dade County. In 2020, the developer proposed the Gateway, a 12-story mixed-use project offering various amenities.
Now, our sources indicate that developers want to increase the Gateway to tower 18 stories and offer more than 645,000 square feet of new construction. Revised plans call for 210 apartments, office space, retail ventures, and a six-story parking garage with 400-plus spots.
Ten percent of the homes will be designated as workforce housing, which is allowing for developers to expand on the project’s initial renderings. The apartments themselves will measure 750 square feet to 1,750 square feet, offering one-bedroom to three-bedroom layout plans.
Communal amenities at the Gateway would include a seventh-floor amenity deck and swimming pool. This would all take shape on a lot measuring 1.4 acres. As noted, Star Holdings Management LLC is the developer.
Attorney Javier L. Vazquez is the lawyer representing the application, and IDEA Architects designed the Gateway building. When completed, the Gateway building will rest east of Aventura Mall and Biscayne Boulevard at 2600 and 2630 N.E. 203rd/Ives Dairy Road, Miami, Florida, 33180, in Miami-Dade County.

It would be really cool if this area can be developed into a Dadeland type area. It will take sometime, but I feel like the NE Corridor will be a boon for the area. Developers should start cashing in now.
