Modern Encore to Offer 304 Units at 1211 Ray Charles Boulevard, Tampa, FL

Mill Creek Residential, a Boca Raton-based multifamily developer, is progressing with Modera Encore, a market-rate community in Tampa, FL. The entity intends to construct an eight-story, 304-unit apartment building with structured parking and amenities on a 1.95-acre site.

Homes come outfitted with quartz countertops, stainless steel appliances, and designer cabinets. Select units come with movable kitchen islands and lighted bathroom mirrors. The project will carry the Modera brand. The South Florida Business Journal reports that Mill Creek Residential recently closed a deal securing the 1.95-acre site, called “Lot 8.”

The site will rest on a 1.95-acre parcel.

Mill Creek Residential secured a $77 million mortgage from Pacific Life Insurance Co., as indicated by Hillsborough County property records. Modera Encore is a planned community developed through a public-private partnership between the Tampa Housing Authority and Banc of America Community Redevelopment Corp.

Modera Encore isn’t the only venture that its developer has in the works. It’s also working on the second phase of Modera Coral Springs, comprising 351 apartments and 17,329 square feet of retail. Sources indicate that it will rest on a 2.91-acre parcel and cost just over $82 million to complete.
