Swire Properties Signs Utility Agreement For Planned ‘One Island Drive’ Towers On Brickell Key

In a significant advancement for One Island Drive, an affiliate of Swire Properties has successfully finalized a utility agreement with Miami Dade County for water and sewer connections. This pivotal move clears the path for the continued evolution of this remarkable development on Brickell Key, located at 500 Brickell Key Drive. According to the terms in the agreement dated October 5, the initial development phase will include 6,500 square feet of prime office space, which is earmarked for a temporary dedicated sales center. The subsequent phase is designed to seamlessly incorporate a diverse array of 289 residential units, a complement of 179 hotel rooms, and a sprawling 28,054 square feet of space exclusively allocated for a full-service restaurant. Henry Bott signed the agreement, representing the developing entities, Swire Brickell Key Hotel, Ltd. and Swire Jadeco LLC.

One Island Drive, as previously revealed, will showcase two iconic towers: The Residences at Mandarin Oriental, Miami, and a companion hotel building. Both edifices reinforce Swire Properties’ commitment to innovation and sophistication, carefully envisioned to integrate with the tranquil environment of Brickell Key seamlessly. As described earlier this year, the project promises architecturally spectacular towers. Designed by globally acclaimed firm Kohn Pedersen Fox, the towers’ design will echo a blend of modernity and elegance. The dominant residential structure is set to ascend beyond 800 feet, while its counterpart, the hotel tower, will measure around 400 feet, harmoniously delineating the Miami skyline.

Supplementing the progression of One Island Drive, the Miami Building Department records indicate a move towards securing construction permits for the temporary sales center, as reported recently on The Next Miami. The estimated construction costs for this facility are projected at $7 million, signaling a considered approach to offering potential investors an immersive experience of what One Island Drive has in store.

The tallest tower at One Island Drive, The Residences at Mandarin Oriental, Miami, is a bold testament to deconstructivist architecture. Its exterior, characterized by myriad subtle curves, creates an intriguingly complex aesthetic. The tower’s textured shell superstructure, adorned with exposed columns and slabs, crafts a unique curvilinear silhouette that culminates in an undulating skeletal crown—enhancing its commanding presence on the Miami skyline. In contrast, the second tower, standing roughly 400-foot-tall hotel, echoes the architectural brilliance of its counterpart with a more understated design. While more uniform, its facade features a distinctive sloping crown that offers a contrasting silhouette. Across both towers, the deliberate recession of the glass exterior from the structural shell, punctuated by bands of glass that trace the curvilinear balconies, adds layers of visual intrigue and emphasizes their distinctive textures. This meticulous design ethos is a testament to the commitment to innovative architecture, painting a harmonious yet unmistakably unique vision for One Island Drive.

Parisian designer Tristan Auer has been selected to infuse The Residences’ interiors with his distinguished aesthetic vision. The acclaimed AD 100 and Elle Décor A-List designer Laura Gonzalez from Paris will design the hotel interiors. Leading the landscape architecture is the esteemed Thai firm, Shma.

One Island Drive marks the first residential property constructed on Brickell Key in the last 15 years, signifying the ultimate chance to acquire a new residence there. Prices are set to begin at $3,500,000, with sales commencing in late 2023.
