Terra Completes Construction On 78,000-Square-Foot Retail Complex ‘Doral Atrium’

Terra has finalized construction on Doral Atrium, a 78,000-square-foot retail space in the City of Doral. Concurrently, the firm has announced a 1,480-square-foot lease with TREMBLE Pilates Studio at the location. This marks TREMBLE’s eighth South Florida branch, adding to an expanding national presence. Located at the intersection of Doral Boulevard and 79th Avenue, Doral Atrium occupies 5.2 acres. Grycon served as the general contractor, alongside C&C Concrete Pumping as the concrete contractor, and Central Concrete Supermix provided concrete building materials.

Doral Atrium’s strategic location is close to residential areas and retail centers like City Place Doral and Downtown Doral. According to property records, the 5.2-acre property overall encompasses the addresses 7905 and 7901 Northwest 36th Streets, and 3900 Northwest 79th Avenue. Adjacent to Doral Atrium, real estate development firm Trammel Crow has undertaken a 350-unit multifamily development dubbed Alexan Doral.

Currently, 65% of Doral Atrium’s retail space is occupied, hosting names such as PNC Bank, Bonchon Chicken, UMARA, Sushi Mas, and The Good Feet Store. Approximately 28,000 square feet of retail space remain available.

“Over the last decade, Doral has seen a shift in its urban landscape. The introduction of ventures like Doral Atrium adds to the city’s evolving commercial portfolio, aiming to cater to the diverse needs of its residents,” stated David Martin, CEO of Terra.

According to the 2020 U.S. Census, Doral has experienced growth, with the City of Doral Planning and Zoning Department citing approvals for over two million square feet of commercial spaces. Over the past eight years, Doral has seen a population growth rate of 77%.

The design of Doral Atrium, overseen by RSP Architects, is characterized by three distinct volumes that incorporate vertical circulation nodes into rooftop parking. These atriums, integrated with artwork and greenery, contribute to the development’s design identity.

“Doral Atrium’s design aimed for a balanced streetscape,” remarked Traci Golownia of RSP Architects. “By elevating the parking and focusing on the retail, we aimed to create an environment that encourages community interaction.”

Terra has been involved in several projects in Doral, including the Doral Commons retail center and the adjacent Modern Doral residential complex. Terra has also completed Doral Square, a retail development in the vicinity.
