21-Story Mixed-Use Venture Planned for Dr. Martin Luther King Jr. Street North and Arlington Avenue, St. Petersburg, Florida

An affiliate of AMFP VI Saint Petersburg LLC intends to move forward with a high-rise mixed-usel development. The proposed 21-story tower will comprise 292 market-rate units and rest on a .78-acre parcel. It’s currently vacant.

There will also be nine two-story townhome-style units. Communal amenities include seventh-floor swimming pool with additional offerings on the rooftop.

The venture will occupy a .78-acre lot.

Developers purchased the site for $10.75 million in spring 2022. In addition to the residential aspect, the complex will offer 1,357 square feet of retail space, a 1,056-square-foot lobby/leasing office, 312 bicycle spots, and 373 parking spots.

Two-hundred and twenty-nine parking spots are reserved for apartment residents. Eighty-six will be parking spots for employees working at the Frontier Communications office building on an adjacent street. The remaining 58 are presumably for the retail employees and visitors.

St. Pete Rising reports that the project will cost more than $100 million to complete. Baker Barrios is the architect. Conceptual renderings show that the 21-story tower will have a six-story garage pedestal.

The venture will be located at the corner of Dr. Martin Luther King Jr. Street North and Arlington Avenue, St. Petersburg, Florida, 33703, in Pinellas County.
