Developer Proposes 316-Unit Complex for 15200 SW 272nd Street, Homestead, FL

In December 2022, Florida YIMBY learned that Miami-based developer DEI Family Holdings hoped to move forward with a residential housing development. It requested a rezoning change and proposed an unspecified number of apartments for its upcoming project.

Now, that venture is one step closer to becoming a reality. The Gertrude Pointe apartments could offer 316 apartments spread across eight three-story buildings. Communal amenities include a fitness center, business center, and social room. Plans also call for 356 parking spots.

The venture would replace a single-family home.

DEI Family Holdings filed a pre-application with city officials this week. If approved, the venture would unfold on a 10-acre site. The parcel is mostly vacant, save for a single-family home. The Gertrude Pointe apartments is just one of many apartment complexes emerging in Miami-Dade County right now.

The complex offers easy access to various public transportation hubs. The South Florida Business Journal notes that the community is just a block away from the South Dade TransitWay. The influx of transportation-oriented projects is part of the city’s SMART Plan, which aims to increase ridership.

The Gertrude Pointe apartments could get approval for 15200 SW 272nd Street, Homestead, FL, 33032, in Miami-Dade County. It would be located west of the Ronald Regan Turnpike.

    No more high density in South Dade. This is ruining our quality of life. The traffic, constant power outages, strain on the aquifer, etc…These high density projects are being crowded into single family residential neighborhoods! Enough is enough. Additionally, the bus way is a waste of money, few people use it down here.
