In 2019, our sources indicated that Lali II, a developer, rezoned a 10.6-acre avocado farm from “estate density residential” to “industrial and office.” Yet, no development took place.
Now, nearly four years later, the developer has filed a pre-application with Miami-Dade County for an unnamed residential venture. The new project would require a rezoning to “median density residential,” allowing for up to 300 residential units.
Plans show that homes would range from one-bedroom to three-bedroom units, with homes spread across six three-story buildings. The development itself requires more than 285,000 square feet of new construction.
Ten percent of the homes (30 units) would be affordable housing units. At the time of publication, the average median income in Miami was $54,885, per the U.S. Census. The South Florida Business Journal indicates that in addition to the 300 homes, plans call for 507 parking spots.
That would be about 1.6 parking spots per unit. DTI Associates is the architect. Sources indicate that this is the Miami Lakes-based firm’s only active venture, although this hasn’t been officially confirmed.
If the 300-unit complex gets approval, it would be located at SW 236th Street and SW 132nd Avenue in Princeton, FL, 33032, in Miami-Dade County.
