Developers Propose 21-Story Condo/Hotel for 445 NE 36th Street, Miami, FL, 33137

Two developers have proposed a 21-story hotel/condo in Miami-Dade County. Urban Network Capital Group (UNCG) and Vertical Development hope to get approval for an unnamed high-rise that would offer 180 rooms, measuring about 400 square feet to 2,130 square feet each.

Our sources indicate that floorplans include studios, junior suites, one-bedroom suites, two-bedroom suites, three-bedroom suites, and four-bedroom suites. Amenities would include two swimming pools, 121 parking spots (24 of which will be for electric vehicles), and 7,290 square feet of retail.

The venture would measure 21 stories.

Under the current proposal, the hotel/condo would comprise 175,557 square feet of new construction. If approved, the venture would lie on a 19,292-square-foot build site. Miami-based Kobi Karp Architecture designed the tower.

An affiliate of the two developers purchased the build site for $13.5 million in September 2023. It’s currently home to four apartment buildings that could be demolished to make way for new construction.

The community would rest on a build site measuring under 20,000 square feet.

Miami’s Urban Development Review Board will consider the plans on January 17th. This would be the second project that UNCG and Vertical Development have for Miami-Dade County. The venture could get approval for 445 NE 36th Street, Miami, FL, 33137. It would lie south of Interstate 195 and north of Margaret Pace Park.
