Tech Tower has recently secured approval in Miami’s Sweetwater neighborhood. The 23-story apartment building will offer 170 apartments, with 20 percent (34 homes) designated as workforce housing. The building can accommodate up to 678 beds.
Communal amenities at Tech Tower include a yoga lawn, fitness studio, and residents’ lounge. There will also be a rooftop pool deck and club room. Additionally, plans call for 4,202 square feet of retail space, although sources don’t list potential tenants.
The high-rise will soon take shape on a 1.15-acre build site, just north of Florida International University (FIU). Yet, residency will not be limited to students. An affiliate of Global City Development and Gilu Development & Holdings purchased the site for $10 million in June 2023. Union Sweetwater FL LLC was the seller. It previously traded for $5.2 million in 2018––nearly doubling in value.
Arquitectonica is the architect. According to Alejandro Arias, the attorney representing the developer’s application, “the proposed project will incorporate elegant and refined architecture that will enhance the attractiveness and visual appeal of this important corridor in close proximity to FIU, and the surrounding neighborhood.”
Tech Tower is planned for 10941 SW 7th Street, Miami, FL, 33174, in Miami-Dade County.
