Developer Proposes 189-Unit Complex for 700 N.W. First Avenue, Fort Lauderdale, Florida

Blue River Realty hopes to get approval for a multi-family housing development in Fort Lauderdale. The unnamed venture would measure 12 stories, requiring 280,972 square feet of new construction.

Upon completion, it would offer 189 apartments—offering studios and two-bedroom units. Per the South Florida Business Journal, they would span about 490 square feet to 1,355 square feet each. The developer is not seeking approval under the Live Local Act, so these will likely be at-rate market homes.

At the time of publication, the average rent for a 957-square-foot apartment in the area cost $2,657 a month. Communal amenities at the multi-family housing complex would include a swimming pool and a fifth-floor amenity deck.

The developer purchased the site for $1.3 million in 2017. Yet, this isn’t the first time Blue River Realty has proposed a development on the 1.08-acre build site. In 2018, it proposed a six-story apartment complex featuring 71 apartments, but the project never came to fruition.

The venture would occupy a 1.08-acre build site.

FSMY Architects & Planners designed the 12-story development. The Fort Lauderdale Development Review Committee will evaluate the proposal today. The complex could soon start construction at 700 N.W. First Avenue, Fort Lauderdale, Florida, 33311, in Broward County. It would lie west of I-95 and north of Fort Lauderdale International Airport.
