Master Building Permit Issued for 75-Story ‘Baccarat Residences Miami’

A master building permit has been issued for Baccarat Residences Miami, a luxury condominium tower developed by Related Group and GTIS Partners and designed by Arquitectónica. Miami’s Building Department issued the permit to allow for the continued development of the 848-foot-tall skyscraper, under construction at 99 Southeast 5th Street and expected to be completed in early 2028. John Moriarty & Associates serves as the general contractor for this project.

The permit, issued on July 15, replaces a phased vertical permit and marks a significant step forward for the project, the second tower set to rise on the property. The Baccarat Residences Miami is one of the tallest towers to ever go vertical in Miami, with a planned floor count of 75 stories 848 feet above ground and 852 feet above sea level. Construction has been underway since October 2023, and tower cranes installed in recent months are planned to reach heights of 887 feet above ground and 906 feet above sea level.

Baccarat Residences Miami highlights the continued growth and appeal of the Brickell area, which remains a vibrant part of Miami despite broader economic fluctuations. The development will feature 355 residences, including eight exclusive penthouses. The design by Arquitectónica reflects the elegance and heritage of the French crystal company Baccarat while introducing modern architectural elements. Meyer Davis handles interior design, and Enzo Enea is the landscape architect.

SH Hotels & Resorts will manage the development, which will feature over 75,000 square feet of amenities, including a state-of-the-art health and fitness center, La Mer spa facilities, and a private marina, enriching Miami’s ultra-luxury residential market.

Construction is also continuing on a another tower at 77 Southeast 5th Street, Viceroy Brickell. This 45-story building will have 420 condos.

In other permit-related news for the Baccarat tower, an electrical permit was issued on July 18, listing JC & A Electrical Contractors Inc. as the contractor for $21,120,000 worth of work. A mechanical air permit remains pending, with HYVAC INC. listed as the contractor for $13,000,000 worth of work.

    I realize all these new gigantic projects create jobs(great!) but before we know it we will have to change this area to HALLANDALE SOUTH.
