Mixed-Use ‘Parc Residences’ Undergoes Construction at 3411 N. Federal Highway, Oakland Park, FL

The former site of a strip club could find new life as Parc Residences, a seven-story residential building in Oakland Park. Our sources indicate that local developer Newrock Partners recently secured a $60 million loan that would go toward the construction of 165 apartments.

The South Florida Business Journal notes that communal amenities at the mid-rise complex will include a pickleball court, fitness center, coworking space, and library. There will also be nearly 30,000 square feet of ground-floor retail, along with 297 enclosed parking spots. The Real Deal reports that developers filed a notice of commencement last month, signifying that Parc Residences is currently undergoing construction.

The seven-story complex comes on the heels of the Oaklyn, another project previously in Newrock Partners’ pipeline. The venture, which completed construction in 2023, cost $67.5 million to complete and currently hosts 274 apartments, along with ground-floor retail space hosting an array of tenants. The Oaklyn is located next door to the Parc Residences.

This isn’t the first time that a developer has proposed a mixed-use development on the build site. In 2018, the Sun-Sentinel reported that the city of Oakland Park considered plans for “O”, which was to include 274 homes and more than 26,000 square feet of retail in 12 stories.

Parc Residences is slated for 3411 N. Federal Highway, Oakland Park, FL, 33306, in Broward County.
