102-Unit ‘The Breeze’ Undergoes Construction at 265 Ave E SW, Winter Haven, FL

The Breeze, a six-story apartment building in Winter Haven, is slated for a fall 2025 release. Set on a 2.3-acre site, the venture will comprise just over 99,500 square feet of new construction.

According to Hall Structured Finances, the 102 Class A residences will feature 10-foot-high ceilings, spacious balconies, and granite countertops. Kitchens will feature “updated appliances, cabinets, and fixtures”, and communal amenities include a swimming pool, outdoor bar area and cabanas, and fitness center. There will also be a 6,000-square-foot dog park and pet spa.

WPC reports that construction started on the luxury housing development earlier this spring. Six/Ten, LLC and DevMar, LLC are the project’s developers. DevMar Development secured the $22 million construction loan from Hall Structured Finances, the fourth construction loan between the two parties.

Previously, DevMar Development developed the Vantage Lofts and The Baum Apartments, both of which are located in St. Petersburg. It also developed RainDance Apartments, which is located across from The Breeze. Silver Properties of WH is providing the property management services.

At the time of publication, RentCafé noted that the average 980-square-foot apartment in Winter Haven lists for $1,582 a month. It’s unclear whether homes at The Breeze will fall into those parameters. The 102-unit complex is taking shape at 265 Ave E SW, Winter Haven, FL, 33880, in Polk County. It will be south of I-4.
