Three developers have filed plans for “the Gallery at Marina Village”, a mixed-use venture in Riviera Beach. Located on a vacant 2.45-acre parcel, the venture would comprise 418 apartments. The studio to three-bedroom units would measure 490 to 1,195 square feet each, with most hovering around 786 square feet.
Related Group, Tezral Partners, and BH Group are leading the venture. The affordable housing branch of Related Group, Related Urban Development Group, recently filed plans to make 35 percent of the residences (149) designated as workforce housing. Communal amenities at the eight-story mid-rise include a health club, swimming pool, and club room.

In total, there will be 328,510 square feet of rentable space. Aside from the residential aspect, the South Florida Business Journal notes that there will be 3,300 square feet of retail and 3,000 square feet of office/retail. There will also be 652 parking spots. Cohen Freedman Encinosa & Associates is the architect. The Miami Lakes-based firm also designed Icon Beach, a 37-story condo offering 350 units.
That project is expected to break ground in either this year’s fourth quarter or in early 2025. The Gallery at Marina Village has been proposed for 1300 Broadway, Riviera Beach, FL, 33404, in Palm Beach County.
