Boca Raton-based Mill Creek Residential could replace a mixed-use building with a 12-story residential venture in Palm Beach County. Modera Boca would comprise close to 330,000 square feet of leasable space.
The South Florida Business Journal reports that there would be 304 homes in six different floorplans, featuring studios, lofts, and multi-bedroom units. They would span 747 to 1,422 square feet. Communal amenities would include a ground-floor clubhouse, swimming pool, and various indoor offerings.
There would also be a 533-spot parking garage that would measure eight stories above grade and offer an underground level. Mill Creek Residential filed plans with Boca Raton city officials last month after having received approval from the Arbor Condominium Association, which operates the building on the 1.71-acre property.
This isn’t the first time Mill Creek Residential has proposed a project under the Modera brand in Boca Raton. In 2023, ConnectCRE reported that the developer proposed a 13-story development west of the Brightline station. That version called for 358 apartments and 6,500 square feet of retail. After failing to receive city approval, Mill Creek Residential decided to take a different direction with the project.
The latest 304-home version offers units with more square footage than the 13-story complex. Modera Boca could unfold at 400 South Dixie Highway, Boca Raton, Florida, 33432, in Palm Beach County.
