Mixed-Use Project with Affordable Housing Proposed for 1400 N.E. 116th Street, Miami, FL

Biscayne Shores Development Group LLC, an affiliate of New York-based Ben-Josef Group Holdings, has plans for a residential project in Miami’s Biscayne Shores neighborhood. The unnamed complex would occupy a vacant 4.10-acre site that the developer purchased for $3.2 million in 2004.

If city officials approve the project, it would comprise 561 apartments, with floorplans ranging from studios to three-bedroom residences. According to the South Florida Business Journal, 12.5 percent of the homes (70) would be reserved as workforce housing. Square footage would range from about 415 to 1,101 square feet. There would be close to 6,000 square feet of amenities, including a pool deck atop the 723-spot parking garage.

The homes would be divided between an eight-story and 15-story building. Plans also call for 20,000 square feet of commercial space. Biscayne Shores Development Group LLC is seeking a rezoning change under the city’s new Rapid Transit Zone (RTZ) rules. Locally based Kobi Karp Architecture designed the venture. The Miami-based firm also designed Edge House Miami, a 57-story condo in Miami’s Edgewater neighborhood.

It also designed Marina Pointe at Westshore Marina District in Tampa Bay. That venture will offer three towers upon completion. Biscayne Shores Development Group LLC’s mixed-use project could take shape at 1400 N.E. 116th Street, Miami, FL, 33181, in Miami-Dade County.
