Vita at Grove Isle Tops Off Construction, Set for Late 2025 Completion

Grove Isle’s first new residential development in decades has reached a major milestone as CMC Group, led by developer Ugo Colombo, topped off construction of Vita at Grove Isle, a 65-unit luxury condominium at 5 Grove Isle Drive. Situated on the 20-acre private island of Grove Isle, just offshore from Miami’s Coconut Grove neighborhood, the seven-story waterfront development is comprised of three interconnected buildings, forming a unified structure. Vita at Grove Isle is scheduled for completion in late 2025.

Vita at Grove Isle has seen strong sales, with nearly 80% of its units already under contract. Most buyers are from the United States, reflecting continued demand for high-end residences in Coconut Grove, which has become one of Miami’s most sought-after neighborhoods in recent years.

Residences at Vita will feature unobstructed views of Biscayne Bay, with high-end finishes and craftsmanship throughout. The units will include three-, four-, and four-plus-den-bedroom layouts, along with 12 exclusive penthouses offering private rooftop pools. Prices start at approximately $6 million for standard units and $19.5 million for penthouses.

The development will also bring significant upgrades to Grove Isle, including roadway improvements, updated signage, and enhancements to the island’s guardhouse. Residents will have access to a range of amenities, such as a bayfront pool, fitness center, and spa, as well as a members-only club with tennis and pickleball courts. A public restaurant and marina will also be part of the offering.

In early 2024, CMC Group secured $239 million in construction financing from Bank OZK. The project’s design team includes global architecture firm CallisonRTKL, local architects S & E Architects, and interior designers Carlo and Paolo Colombo of A++ Architecture.

Grove Isle, known for its tranquil setting and panoramic views, is minutes from Miami’s top dining, shopping, and entertainment districts, including Brickell, Miami Beach, and Coral Gables. The island has long been considered one of Miami’s most exclusive residential communities.
