Mill Creek Residential Downsizes Second Phase of ‘Moderna Aventura’ in Miami-Dade County

In April 2023, Boca Raton-based Mill Creek Residential broke ground on the first phase of Moderna Aventura, which will offer 420 apartments, 6,400 square feet of retail, and 632 parking spots. The developer received approval for a second phase with the same specs, but now has filed plans for a smaller phase.

The South Florida Business Journal notes that it’s “rare” for developers to downsize projects. The request comes in the aftermath of many developers aiming to expand their residential communities because of new Rapid Zone Transit rules.

The second phase of Moderna Aventura would comprise 440,488 square feet of new construction, featuring 251 apartments. Homes would span 673 to 1,468 square feet, offering one-bedroom to three-bedroom floorplans. Communal amenities would include a swimming pool and 3,200 square feet of amenities on the mid-rise’s sixth floor.

Aside from the residential aspect, the reduction calls for 6,906 square feet of commercial space and 358 parking spots. As opposed to the first phase of Moderna Aventura, which will rise 15 stories, the second phase will measure just eight stories. Mill Creek Residential is developing the project through its affiliate, 192 Terrace Apartments.

Corwil Architects designed Moderna Aventura. The second phase is planned for a 4.9-acre site located at 2681 N.E. 191st St. and 2660 N.W. 192nd Terrace, Miami, FL, 33180, in Miami-Dade County.
