OKO Group and Access Industries have secured Federal Aviation Administration (FAA) approval for the Aman Miami Beach Residences at 3425 Collins Avenue. The FAA issued two determinations, each specifying height clearances for different points of the building to ensure compliance with airspace regulations. The primary clearance permits a maximum height of 252 feet above ground level or 255 feet above mean sea level, representing the highest point of the building. The second clearance applies to the structure’s highest point, closest to the Miami International Airport (MIA) runway, with a height cap of 227 feet above ground or 230 feet above sea level. These approvals, finalized last week, are valid until late April 2026.
The Aman Miami Beach Residences will blend luxury accommodations and residential offerings within Miami Beach’s Faena District, integrating a new residential tower featuring 23 private residences alongside the preserved historic Versailles Hotel, which will host 56 Aman-branded hotel rooms. Designed by celebrated Japanese architect Kengo Kuma, the project embraces a minimalist aesthetic that combines angular lines and soft, undulating forms. It draws on Japanese materials and motifs while respecting Miami Beach’s Art Deco heritage. Kuma’s design introduces fluid transitions between interior and exterior spaces, creating a structure that is both visually striking and harmonious with the surrounding landscape.
The project team includes Revuelta Architecture International and RJ Heisenbottle Architects, with Suffolk Construction as the general contractor. The development underscores a trend in Miami Beach toward adaptive reuse, bringing historic structures back to life alongside new, modern architectural expressions. By restoring the Versailles Hotel, initially constructed in the 1940s, the Aman Miami Beach Residences preserve Miami Beach’s architectural character while introducing new luxury living options within the Faena District.
The project’s construction timeline is not 100% clear, but YIMBY predicts groundbreaking early next year, with completion targeted around mid-2027. Once finished, the development is anticipated to add a refined architectural presence and a high-end residential experience to Miami Beach, aligning with the city’s reputation as a premier destination for luxury real estate and hospitality.
