A 1940s-era apartment near Hollywood Circle could be demolished to make way for a four-story residential building. The unnamed development would offer 39 apartments, measuring 666 to 1,281 square feet each. The South Florida Business Journal reports that layout plans span one-bedroom to three-bedroom designs, with the average home measuring 824 square feet.
Plans call for 61 parking spots (most of which would be on the ground floor), about 1.56 per unit. The project will host various communal amenities, including but not limited to a fitness center, several hot tubs, and most notably, a rooftop paddle sports court.
Hollywood’s Technical Advisory Committee has plans to review the developer’s proposal on November 4th. 102SW1st LLC, which is managed by both American and international investors, purchased the build site for $1.25 million earlier this March. LLR Architects is representing the developer’s application and designed the low-rise building.
Projects either featuring paddle sports or entirely centered on the sport are becoming increasingly popular in South Florida. Recently, Florida YIMBY reported on two paddle-centered ventures in the Sunshine State. The first was Icon Padel Aventura, a project that would deliver seven padel courts on top of a parking garage used by office employees.
The second project, Padel Broward, would measure 80 feet tall and comprise just over 59,000 square feet of new construction. It would offer six pickleball courts, a pro shop, and 65 ground level parking spots. 102SW1st LLC’s four-story project could take shape at 2306 Van Buren Street, Hollywood, FL, 33020, in Broward County.
