Two Build-to-Rent Communities Unfolding in Pasco and Marion Counties

Recently, Florida YIMBY has learned of various build-to-rent communities in the Sunshine State. Here’s a spotlight on two of them.

Aventura-based Agador Spartacus Development has plans for a Class A community in Pasco County. Magnolia at Spring Hill will offer 162 residences, which, according to Multi-Housing News, will be “a mix of two- and three-bedroom townhomes, averaging 1,144 square feet, and two-bedroom apartment units separately.”

Communal amenities will comprise pickleball and tennis courts, a swimming pool, a fitness center, and a host of other on-site offerings. Our sources indicate that the acquisition of a $32 million construction loan will help make Magnolia at Spring Hill possible. The venture is scheduled for completion in 2025.

Here’s the other community.

Summer Pointe Village, located in Summerville, Florida, will offer 454 build-to-rent units, and it’s first phase is expected to open in 2026. The one-bedroom to three-bedroom homes will average 1,318 square feet each. Earlier this year, Multi-Housing News noted that the first phase would yield 252 homes, and the second phase would offer 202. Like Magnolia at Spring Hill, on-site communal amenities feature a swimming pool, a gym, and fire pits.

Summer Pointe Village is slated for 16152 SE 77th Court Road, Summerfield, Florida, 34491, in Marion County. It’ll be 70 miles northwest of Orlando.
