Miami’s UDRB to Consider ‘the Cymbal DLT Midtown’ Project for 3466 N Miami Avenue, Miami, FL

Miami-based Cymbal DLT has proposed a high-rise tower under the Live Local Act in Miami. The project, which our sources call “the Cymbal DLT Midtown”, would require more than 850,000 square feet of new construction. It would rise 36 stories and feature 598 apartments, with about 240 reserved for those earning 120 percent of the area median income (AMI). Arquitectonica is the architect.

The Next Miami reports that layout plans will span studio to three bedrooms, and 66 percent of the homes would be under 650 square feet. All of the workforce housing units would be studio apartments. Amenities include an eighth-story swimming pool, a fitness center, and pickleball courts. Among other offerings, there would also be a yoga studio and grilling area.

Aside from the residential aspect, plans call for 654 parking spots (with developer’s seeking a 30 percent parking waiver), along with 4,547 of office space and 18,108 square feet of commercial space. The South Florida Business Journal reports that Cymbal DLT has owned the 1.36-acre property for more than 20 years.

Today, Miami’s Urban Development Review Board (UDRB) will consider the project’s plans. If approved, Cymbal DLT hopes to break ground on the multi-million-dollar venture “at some point in 2025.”
