Merrimac Ventures has unveiled plans for Bungalow East, a 14-story condominium at 530 North Birch Road in Fort Lauderdale Beach. The boutique development will feature 34 residences, with construction expected to begin in late 2025 and a completion timeline of 18 months.
Steps from the Atlantic Ocean and the Intracoastal Waterway, the project will include three—and four-bedroom residences ranging from 2,100 to 2,800 square feet. Two approximately 4,000-square-foot penthouses will feature private rooftop decks. Residences are priced between $2 million and $4 million, offering floor-to-ceiling windows, expansive terraces with summer kitchens, private elevators, and chef-inspired kitchens equipped with gas-range stoves.
“Fort Lauderdale Beach’s transformation has been extraordinary,” said Dev Motwani, Co-Managing Partner of Merrimac Ventures. “Our family has been invested in this community for decades, and Bungalow East is a special project that completes our vision for this area.”
The design, led by Swedroe Architecture and Adriana Hoyos Design Studio, features natural materials, wood accents, and neutral palettes. Planned amenities include a resort-style pool deck, a wellness center with massage rooms and a beauty salon, a rooftop sunset lounge, a yoga lawn, and a gaming and entertainment lounge. Additional offerings include a conference center, a pet-friendly dog run and spa, and a ground-floor retail space for a café or wine bar.
“OneWorld Properties is thrilled to lead the sales and marketing of Bungalow East,” said Peggy Olin, CEO of OneWorld Properties. “This development offers residents exclusivity and convenience in an unparalleled location.”
Residents will also have membership privileges at the Fort Lauderdale Yacht Club and access to the Conrad Hotel Fort Lauderdale amenities, including beach services.
Located near North Beach Village, Bungalow East is near dining and entertainment venues such as The Secret Garden Dining Club, Truluck’s, and Casablanca Café, as well as cultural destinations like the Bonnet House Museum & Gardens and Birch State Park.

Bungalow East !
Sounds like a flop house for criminal illegals!
Looks like a nice design and scale. Well done. Better looking than many of the other developments proposed. Don’t think the 1% of criminals coming into the USA will be able to afford these places.
