CMC Group has completed a $5 million renovation at 4000 Ponce, a nine-story Class A mixed-use office and retail development in Coral Gables’ Southern Business District. Originally developed in 2002 by Ugo Colombo’s CMC Group, the property features 150,000 square feet of office space and 32,000 square feet of ground-floor retail. The building, which houses tenants like Steinway & Sons, Coldwell Banker, and Hemisphere Media Group, is currently 92% occupied.

The renovations included updating the grand lobby, which features Italian white marble flooring and eco-friendly Oikos paint. LED lighting upgrades were implemented in common areas, and elevator cabs, hallways, and bathrooms were remodeled with bespoke Italian finishes. The building’s exterior received a fresh coat of paint, and ground-floor awnings were replaced. Improvements also extended to the parking deck and tenant directory.
4000 Ponce offers approximately 30,000 rentable square feet per floor with layouts for both full-floor users and multi-tenant configurations. The property includes advanced broadband communications systems, high-speed internet, an on-site parking garage with three spaces per 1,000 square feet, and a designated visitor parking area.
Adjacent to The Shops at Merrick Park, 4000 Ponce benefits from Coral Gables Trolley service and proximity to Miracle Mile, US-1, and Miami International Airport.
CMC Group’s portfolio includes luxury residential developments such as Epic Residences, Grovenor House, and the recently completed Onda Residences in Bay Harbor Islands, as well as current projects like Vita at Grove Isle and Four Seasons Private Residences in Coconut Grove. The completed renovations further solidify 4000 Ponce’s position as a key property within Coral Gables’ business district.
