South Florida-based Terra is one step closer to breaking ground on Upland Park, thanks to the acquisition of a $170 million construction loan from SCALE Lending. Upon completion, the $1 billion “multimodal” venture will offer residential, retail, and commercial space. Here’s what’s in store.

Multi-Housing News shares that the first phase will offer 578 apartments. The eventual goal is to have more than 2,000 mid-rise and garden-style apartments. Additional phases will yield 414,000 square feet of commercial space, 282,000 square feet of retail, a 126-room hotel, and a charter school. Groundbreaking is expected in next year’s first quarter, with the venture itself occupying a 47-acre site.

Terra has partnered with multiple entities to make Upland Park possible. Plusurbia Design is the urban planner. BCC Engineering is the civil engineer, and PPK Architects in collaboration with Arquitectonica are the architects. The latter entity also designed Rosewood Residences, which Florida YIMBY covered this past November. The luxury project would comprise more than 950,000 square feet of new construction, offering a mix of condos and villas.

Miami-Dade County city officials approved Terra in 2021. The following year, the developer signed a lease for the build site and secured a $35 million pre-construction loan. The venture is slated to be “the largest public-private transit-oriented development in Miami-Dade County’s history.”
