Developer to Break Ground on 14-Story Luxury Condo at 2908 E. Sunrise Blvd., Fort Lauderdale, FL, 33304

Miami-based Integra Investments plans to break ground on Ocean Park Residences (formerly Ocean Park Hotel and Residences) in spring 2026. The original plans in June 2022 were to feature two buildings: an 11-story tower with 54 condos and a 12-story high-rise with 100 hotel rooms. However, because of rising construction costs, plans have since then been amended to include only residences.

According to the Real Deal, the developer is now proceeding with a 14-story building with 76 luxury condos. The publication notes that the condos are “medium-sized” compared to other luxury units in the Fort Lauderdale area, spanning 1,200 to 2,200 square feet. Layout plans will span one-bedroom to three-bedroom designs.

Communal amenities would include a pickleball court, a rooftop pool deck, and two separate fitness facilities, one of which would be atop the community’s parking garage. Some estimate the starting prices to hover around $2 million. The Sun-Sentinel notes that the project itself will cost $65 million to complete, and it is “expected to transform the block where the popular restaurant Franco & Vinny’s once stood, right across the street from Hugh Taylor Birch State Park.”

Nichols Architects designed Ocean Park Residences. The Coral Gables-based firm also designed M-Tower, a 57-story residential building Florida YIMBY covered in August 2024. That development will feature 765 apartments, along with 4,708 square feet of retail and a full-service on-site restaurant.

  2. I’ll add to my comment. And why Franco and Vinny’s was sentimental to me. The Fort Lauderdale Yacht Club is on the Waterway seen to the upper right, and just to the left of it is the Yacht Basin This is the staging area where the billionaires board their 200 plus or minus foot yachts. Sometimes they spend the night there and need an informal food stop and many times Franco’s met the bill. The place was plastered with hundreds of pictures documenting these times v

  4. I lived at the Carlton Tower for 23 years, just east of Franco and Vinny’s. Just south 1/2 block and immediately west a block, on the Intracoastal was Le Club International, with a great restaurant, bar and dock facilities. The condo, named after the Club is now on the site. It was a great place to meet, eat and greet. The memory lingers on!
