Miami Dade’s Water and Sewer Department has agreed to provide utilities for additional units beyond what was originally planned for M-Tower, a 57-story residential building planned at 56 Southwest 1st Street in downtown Miami. The revised utility agreement, recorded in early July, now states the development will include 765 apartments, 4,708 square feet of retail, and 5,000 square feet of a full-service restaurant.
Previously, the tower was planned to include 675 apartments, marking an increase of 90 additional apartments. This boost in density underscores the growing demand for residential space in downtown Miami and aligns with the city’s vision for urban development.
M-Tower, developed by Lions Group NYC and Fortis Design + Build under the Downtown 1st St LLC, is set to be a 57-story building across the sites at 56 and 70 Southwest 1st Street, near the City’s Government Center. The project, designed by Nichols Architects with Naturalficial as the landscape architect and Kimley-Horn as the civil engineer, will feature a public parking garage with nearly 700 spaces and commercial/retail spaces at the ground floor level.
The residential units are expected to be a mix of studio, one-bedroom, and two-bedroom apartments. The ninth floor will be dedicated to amenities, including a landscaped outdoor deck with two pools. The project aims to enhance the streetscape with integrated art murals selected by the Miami Parking Authority for the eight-story parking garage.
The Federal Aviation Administration (FAA) approved permits for M-Tower in early July, allowing the structure to reach 605 feet above ground or 615 feet above mean sea level. These permits were approved on July 2, 2024, and will expire on January 1, 2026.
Total demolition permits have already been approved and issued for both sites at 56 and 70 Southwest 1st Street, with The BG Group LLC listed as the contractor for the demolition, estimated at a combined $505,000 worth of work. The site previously housed a 56-year-old municipal parking garage, which will be demolished for the new development.
