YAKOL Capital Plans 320-Unit Biophilic ‘House’ at 237 N.E. 54th Street, Miami, FL

YAKOL Capital is working with a Japanese architect on an “attainable” condo development in Miami-Dade County. One project is House, a 320-unit project that would offer residences at about $1,100 per square foot. Here, the smallest homes would start in the low $300,000s.

Sources indicate that construction will start construction in 2026, offering a pathway for investors to eventually become U.S. residents through EB-5 visas. The project is also unique in that it will have a “biophilic” design that “connects the human being with nature.” Through Japan-based Shigeru Ban’s design, project managers invest in both sustainability and residents’ well-being.

Toussaint Ateliers Residences acquired House’s 1.16-acre build site for $6.57 million in 2023. Google Earth’s renderings show that the site is occupied by a low-rise, multi-family dwelling that was constructed in 1965. According to APEX Capital Realty, the site is in a Qualified Opportunity Zone with a T5-O designation.

House isn’t the only project in YAKOL Capital’s pipeline. The South Florida Business Journal shares that it’s also working on a mixed-use venture that would comprise 700,000 square feet of new construction and offer both residences and ground-floor retail. The developer is working with Netherlands-based MVRDV on the design.

House is slated for the site of 237 N.E. 54th Street, Miami, FL, 33137, in Miami-Dade County.
