Woodfield Development and Flagler Realty & Development Inc. have officially broken ground on a mixed-use development at 8111 South Dixie Highway in West Palm Beach, Florida. Designed by Spina O’Rourke + Partners and with Verdex Construction as the general contractor, the project is located along the C-51 Canal in the city’s South End neighborhood and will include 358 apartment residences and 19,000 square feet of retail space. Among the residential units, 90 will be designated as affordable housing, offering discounted rents based on Palm Beach County’s area median income. Move-ins are anticipated by the third quarter of 2026, with full project completion expected in the fourth quarter of the same year.
Local city officials attending the groundbreaking included West Palm Beach Mayor Keith James, Commissioners Christina Lambert, Christy Fox, Cathleen Ward, and Director of Housing Jennifer Ferriol.
“We’re thrilled to keep expanding in the West Palm Beach area, which has seen remarkable growth in recent years,” said Ross Abramson, Partner at Woodfield Development. “The city has established itself as a thriving demographic powerhouse, home to some of the most affluent neighborhoods in the region. Our investment in this project reflects our strong belief in the area’s bright future.”
The eight-story residential building will feature studio, one-, two-, and three-bedroom units ranging from 500 to 1,388 square feet. Residents will have access to views of The Park golf course to the west, Downtown West Palm Beach to the north, and Palm Beach to the east. Amenities will include a coworking business lounge, a resort-style pool, a top-level sky lounge, and a landscaped walkway along the waterfront with a dock and launch area for kayaks and canoes.
The project’s retail component is anchored by 15,000 square feet already leased by an upscale urban grocer.

Woodfield Development has continued to expand its Florida portfolio since establishing a presence in the state in 2020 with the completion of Oversea at Flagler Banyan Square in West Palm Beach. The firm broke ground in September 2024 on a 318-unit mixed-use community in Palm Bay and has acquired a 15-acre site in Merritt Island. Over the past five years, the company has commenced or completed construction on 3,000 units across Florida, representing a $1 billion investment.
