In August 2022, Florida YIMBY reported on Camino Square, a mixed-use venture in Boca Raton. Now, developer FCI Residential is moving forward with its second phase––but with different plans than what were initially approved.
According to the South Florida Business Journal, the developer originally secured approval for 37,000 square feet of retail. Yet, Miami-based FCI Residential wants instead to move forward with 400 apartments and close to 4,000 square feet of retail in two eight-story buildings. It also wants to construct a multi-level parking garage with 778 spots.

Under new plans, the one-bedroom to three-bedroom homes would span 693 to 1,550 square feet each. Communal amenities would include a fitness center, swimming pool, pickle ball courts, and other facilities. Our sources indicate that the developer decided to switch gears after the initial commercial space failed to generate interest, while demand for housing in the region remains high.
MSA Architects designed Camino Square. The Miami-based firm also designed Edera Palm Springs, an upscale residential community featuring 264 apartments. The community opened in last year’s fourth quarter.
The first phase of Camino Square mirrors the second phase, offering 350 apartments in two eight-story buildings. It occupies 9.1 acres, located at 171 W Camino Real, Boca Raton, FL, 33432, in Palm Beach County.
