Bay Harbor Islands-based Monceau Realty has filed a pre-application for a garden-style housing development in Miami-Dade County. The four-story complex would comprise 90 apartments featuring three different layout plans.
Our sources indicate that homes would include one-bedroom and two-bedroom floorplans, measuring 535 to 766 square feet each. The homes would be designated as workforce housing which, according to Miami-Dade County records, is intended for those earning 60 to 140 percent of the county’s area median income (AMI). The county notes that this would range from $42,600 to $99,400 for a four-person household.
Communal amenities at the complex would include a fitness center, swimming pool, and residents-only lounge. Aside from the residential aspect, plans call for 1,677 square feet of retail and 115 parking spots. Monceau Realty acquired the 1.94-acre build site for $4.2 million in 2023. There is a duplex on the property that could be demolished prior to groundbreaking.
Bellon Architecture designed the venture. The Miami-based firm also designed Cutler Bay North Cabana, a project Florida YIMBY covered in March 2023. At the time of publication, plans called for a 10-story residential tower and five-story parking garage.
