Neology Development Group has closed an $84.5 million loan from affiliates of Apollo for The Julia Residences, a recently completed residential tower in Miami’s Allapattah neighborhood. The 14-story building, located at 1625 NW 20th Street, achieved a Temporary Certificate of Occupancy (TCO) in May 2024 and reached lease-up stabilization in just five months, with a 97% occupancy rate by October 2024. The property’s strong lease-up performance highlights its appeal in the growing Allapattah market.
Named in honor of Miami’s founder, Julia Tuttle, The Julia Residences features 323 apartments and 13,000 square feet of ground-floor retail space. Developed at a cost of $140 million, the project reflects Neology’s vision of providing modern, attainable urban living spaces tailored to working professionals and families in South Florida.
Designed with a “tropics-meets-urbanism” aesthetic, The Julia includes bold architectural elements and murals by local artist Carlos Navarro. Apartments are outfitted with high-end finishes such as floor-to-ceiling windows, 9–12-foot ceilings, walk-in closets, quartz countertops, energy-efficient stainless steel appliances, and balconies offering views of the Miami skyline, Miami Beach, and Coral Gables. Resident amenities emphasize community engagement, with curated events like pool parties, yoga classes, wine mixers, and sports watch parties fostering a dynamic living environment.
The Julia is strategically located near major healthcare and educational institutions, including Jackson Memorial Hospital, the University of Miami Health System, and Miami-Dade College Medical Center. The building also offers convenient access to the Civic Center Metrorail Station and is a short drive from Brickell, Downtown Miami, and nearby attractions like LoanDepot Park and the Adrienne Arsht Center.
Neology Development Group continues to expand its footprint in Miami, with a portfolio of over 1,000 completed and managed apartments, 1,350 units in the predevelopment phase, and plans for 3,155 additional units across South Florida. The Julia’s financing underscores the developer’s commitment to delivering high-quality, accessible housing that meets the needs of Miami’s growing population.
