Last November, Florida YIMBY reported on Alba Palm Beach, a 22-story condo slated for a spring 2026 completion. Now, we’ve learned that two developers want to proceed with another high-rise condo right next door.
4700 N. Flagler LLC, a partnership between BGI Cos. and Blue Road Group, hopes to get approval for Alba Reserve, a 31-story tower featuring 87 residences. There would be townhomes, penthouses, and three-bedroom condos, measuring 1,440 to 3,505 square feet. Residents would have access to an eighth-floor amenity deck with two swimming pools, along with guest suites and 226 parking spots.

Under current plans, Alba Reserve would comprise about 405,000 square feet of new construction, measuring 378 feet. To move forward, developers are seeking a waiver that would allow them to bypass the current 338-foot height limit. In the future, they will also seek to rezone the parcel from “multifamily high density residential” to “residential planned development”.
Alba Reserve would replace a single-family home and two condo developments presently situated on the 2.72-acre build site. West Palm Beach-based Schmidt Nichols is the project’s planner; Carlos Ott and Spina O’Rourke + Partners are behind the community’s design.
Pending approval, it would occupy 4720 N Flagler Dr., West Palm Beach, FL, 33407, in Palm Beach County.
