Developers Propose 35-Unit Condo at 895 N.E. 131st Street, North Miami, FL

Two developers hope to proceed with a condominium in Miami-Dade County. Our sources indicate that the 10-story venture (dubbed “Cocoanut Avenue”) would comprise close to 56,000 square feet of new construction, featuring 35 two-bedroom homes.

Floorplans would span 850 to 1,116 square feet, and there would be 48 parking spots, averaging about 1.37 per unit. The residential community would feature a host of amenities, including but not limited to a rooftop swimming pool, barbeque stations, and an outdoor lounge.

Ziette LLC and SGV Capital LLC are the developers. The pair assembled the .38-acre build site in two separate transactions for a total of $979,000. While much of the build site is vacant, Zillow notes that part of it hosts a single-family house built in 1941. The home, including its 9,748-square-foot lot, sold for $499,000 in January 2023.

G3 Design Build is serving as both the architect and planning firm. The North Miami City Council will consider granting a conditional use permit to help move the Cocoanut Avenue condo project forward. The hearing will take place next Tuesday. Pending approval, the venture’s expected to take anywhere from 12 to 18 months to complete once construction commences.

It could unfold at 13132 N.E. 9th Ave. and 895 N.E. 131st Street, North Miami, FL, 33161, in Miami-Dade County.
