Plans for ‘Legacy Park’ Revised a Third Time, Slated for 13850 SW 248th Street, Homestead, FL

Miami-based 248th Street Properties LLC has revised plans for Legacy Park, a project Florida YIMBY covered in last year’s fourth quarter. In 2019, two years after the site’s acquisition, the developer intended to proceed with 144 apartments. Yet, after the passing of Rapid Transit Zone rules that allowed for higher residential density, it revised plans and increased the number of apartments more than 50 percent, planning for 230 homes (some of which would be affordable housing) and 2,400 square feet of retail.

248th Street Properties LLC has now filed a pre-application under the newly passed Live Local Act, requesting approval for two seven-story buildings comprising just over 170,000 square feet of new construction. Of the two buildings, one would offer 130 workforce housing units for residents 55-plus; the other would offer 129 workforce housing units without age restrictions. In total, there would be 259 homes, 226 surface parking spots, and 1,490 square feet of retail. Among other amenities, both buildings would feature ground-floor swimming pools.

Corwil Architects designed the venture. The Miami-based architect also designed Courtside II, a 120-unit development in Miami-Dade County. That project broke ground in October 2024. Legacy Park is evolving at 13850 SW 248th Street, Homestead, FL, 33032, in Miami-Dade County.

  1. Designed in a basement in Shanghai. One building near the road, the other near the factory – one pool in shadow, the other in shadow. A treeless hot field in the center.
