120-Unit ‘Courtside II’ to Break Ground at 1698 N.W. Third Ave. and 1501 N.W. Fourth Ave., Miami, FL

The second and final phase of an affordable housing development will soon break ground in Miami-Dade County. Courtside II is the second phase of Courtside, the first phase of which opened in 2016.

The $58 million venture will comprise 120 residences in two seven-story buildings. Multi-Housing News reports that Courtside II will require 161,000 square feet of new construction, and it will offer a range of one-bedroom to three-bedroom homes. Residences come outfitted with EnergyStar appliances, vinyl plank-style flooring, and modern finishings.

Communal amenities include a fitness center, dog park, bike storage area, and clubhouse. The community will also offer on-site literacy, financial, and employment assistance programs. The South Florida Business Journal reports that residency is available to those earning 50, 60, and 70 percent of the area median income (AMI).

Construction is expected to conclude on Courtside II in early 2026, with the application window opening prior to completion. Courtside has been made possible by NBA Hall of Famer Alonzo Mourning, who partnered with Housing Trust Group on the venture. Kimley-Horn is the civil engineer. BDI Construction is serving as the general contractor, and Corwil Architects designed Courtside II.

It’ll be located at 1698 N.W. Third Ave. and 1501 N.W. Fourth Ave., Miami, FL, 33136, in Miami-Dade County.
