Pre-leasing has officially commenced for Joule House, an eight-story, mixed-use residential development at 2200 NW 1st Avenue in Wynwood. Developed by Fisher Brothers, the project will feature 308 residences designed to reflect the energy and creativity of Miami’s most eclectic neighborhood. First move-ins are expected by Spring 2025.

“Our goal for Joule House was to create a unique living experience that seamlessly complements the vibrant culture and energy of Wynwood,” said Winston Fisher, Partner at Fisher Brothers. “Art is such an integral part of this neighborhood, so it was essential to make it a centerpiece of life. We’re confident Joule House will resonate deeply with the community and are excited to bring this vision to reality.”

Art is a cornerstone of Joule House’s identity, reflected in the unveiling of two murals on its façade. Local artist Nico created a vibrant hibiscus pushing through a crack in the wall, symbolizing resilience and growth, while Dasic Fernandez designed a powerful image of a woman projecting energy, embodying creativity and empowerment. Facilitated by WXLLSPACE, the murals seamlessly integrate with Wynwood’s celebrated street art and are part of a broader art initiative encompassing over 30,000 square feet of installations.

“Joule House is a transformative addition to Wynwood, bringing fresh energy to a neighborhood already thriving with creativity and innovation,” said Florentino A. Diaz, Interim Executive Director of the Wynwood Business Improvement District. “This development not only aligns with the district’s vision of fostering dynamic urban spaces but also sets a new standard for integrating art, culture, and modern living.”

Residences, designed by ID & Design International, range from studios to three-bedroom penthouses and reflect a modern aesthetic with floor-to-ceiling windows, expansive layouts, and contemporary finishes. Leasing and property management will be overseen by Bozzuto, ensuring a high level of service for future residents.

Amenities span 23,000 square feet and include a rooftop infinity pool, coworking lab, fitness studio, and an outdoor garden with a custom Airstream lounge. Joule House will also introduce 26,000 square feet of retail and paseo space, featuring wellness and dining options for residents and the public.
