39-Story ‘The Brickell Starlite’ Planned for 128 Southwest 7th St., Miami, FL, 33130

Florida YIMBY has an update on the 39-story venture proposed for the former site of the Starlite Motel in Miami-Dade County.

The Brickell Starlite has received the greenlight from county officials, allowing developers to move forward with a 697,913-square-foot tower, which will feature 517 Class A housing units. Homes will range from studio to three-bedroom floorplans; on-site communal amenities include fitness centers, rooftop swimming pools, and co-working space.

The homes are intended for “modern renters”, and in addition to the residential aspect, plans call for 500 parking spots and 7,500 square feet of ground-floor commercial space. Our sources indicate that construction is anticipated to start in the second quarter of this year, with completion slated for 2028.

Chicago-based Focus and Fox Group have formed a joint venture to make the project possible. The pair purchased the now-demolished Starlite Motel and its property for $28 million in 2022. The motel, built in 1995, previously traded for $24.8 million in 2014, a 12.9 percent increase.

San Francisco-based Gensler designed the building. The firm also designed Residences at The Wynwood Plaza, a 509-unit luxury venture in Miami’s Wynwood Arts District. The project topped off in February 2024.
