FAA Permits Issued For 39-Story Mixed-Use Tower At 128 SW 7th Street In Brickell, Miami

The Federal Aviation Administration (FAA) has issued permits for a 39-story mixed-use building planned at 128 Southwest 7th Street in Miami’s Brickell financial district. Designed by Gensler, developed by Focus Development Inc (Focus) and tentatively dubbed Miami Starlite, the development is projected to yield 685,710 square feet of space. This includes 517 residential units, 8,282 square feet of retail space, and indoor parking for over 500 vehicles. Focus acquired the site for $28 million in November 2022. Previously the location of Brickell’s former Starlite East Motel, the property is a thru-block site with frontage on Southwest 8th Street and bound by the AC Miami Hotel on the east and the City Heights apartment tower on the west.

Four building permits were issued for the mixed-use tower on May 2, with an 18-month validity period expiring on November 2, 2025. These permits will enable the structure to ascend to 445 feet above ground or 452 feet above mean sea level. The FAA has determined that the tower does not exceed obstruction standards and would not pose a hazard to air navigation. 128 SW 7th Street Owner LLC, an affiliate of Focus, is noted as the project’s sponsor.

The tower showcases a curved concrete and glass façade, providing sweeping views of the Miami River and skyline from the upper floors. The residential component will offer a range of luxury apartments, from studios to three-bedroom units ranging from 481 to 1,416 square feet. Amenities include co-working spaces, fitness studios, indoor and outdoor lounges, rooftop pools, a work café, a meeting room, restrooms, a spa, towel and water equipment storage areas, group fitness room, weights and cardio areas, an outdoor fitness area, a Zen garden, a cold plunge pool, a lap pool, a club room, a game room, a bar, and a lounge.

Parking spaces will be in a six-level garage, masked by a perforated metal-panel system on three sides (with stucco on the east elevation facing an adjacent garage).

According to Miami-Dade County records, the development completed the Pre-Application phase and is now undergoing the Administrative Site Plan Review. This review was filed on August 30, 2023, with Miami-Dade County planners assessing the proposal.

The former building was demolished in 2023, and construction of the new tower is projected to be completed in 2028.
