Permits have been filed with the Federal Aviation Administration for Edge House Miami, a 55-story tower planned at 1825 Northeast 4th Avenue in Edgewater, Miami. The June 6 filing indicates the tower will rise 637 feet above ground, or 641 feet above sea level. This development, designed by Kobi Karp Architecture & Interior Design and developed by Peru-based Grupo T&C, will be a significant new addition to Miami’s skyline.

ELLE Residences Miami will bear the ELLE name as part of a licensing agreement signed with Lagardère Médias News, owner of the ELLE brand. Designed by Behar, Font & Partners and developed by Urban Network Capital Group (UNCG) and Vertical Developments, the 25-story condo will feature 180 units, with short-term rentals permitted. Through affiliate Residences at 5th Avenue LLC, the developers filed plans earlier this year for the 19,292-square-foot site at 445 and 455 Northeast 36th Street and 3618 and 3630 Northeast Fifth Ave in Edgewater. The site was acquired for $13.5 million in 2023.

Driftwood Capital has provided $34.8 million in mezzanine financing for refinancing Miami Airport Marriott Connection, a Marriott-branded complex with three hotels near Miami International Airport. The financing was provided through Driftwood Lending Partners, LP (DLP), to an affiliate of Cerberus Capital Management and Highgate. Driftwood originated the two-year loan with three one-year extension options at a competitive interest rate.

Midtown 7, a 31-story mixed-use building planned at 3001 Northeast 1st Avenue in Midtown Miami, has recently received height approval from the Federal Aviation Administration (FAA) and is progressing in the permitting process. According to a determination letter issued on May 22, the tower is approved to rise to a maximum height of 352 feet above ground, or 367 feet above sea level. The FAA letter lists the developer as PPF AMLI 3001 NE 1st Avenue, LLC, an affiliate of AMLI Residential.

Currently known by its address, 2101 NW Miami Ct, the proposed mixed-use development, designed by Arquitectonica and developed by Wynwood Interest LLC, managed by Isaac, Jacobo, Simon, John, and Rosa Bazbaz, is set to rise 48 stories, or 490 feet above ground and 506 feet above sea level. The project would yield approximately 755,688 square feet of floor area, including 544 residential units, two floors of amenities on levels 9 and 10, 19,292 square feet of ground-floor retail, and 621 on-site parking spaces spread over six garage levels. The Wynwood Design Review Committee is scheduled to hold a hearing on the proposal on June 4.

Designed by Corwil Architects and developed by Lore Development Group—a joint venture between Brazilian billionaire Daniel Dantas’ Opportunity investment firm and Leste Group—the 60-story structure will encompass a total floor area ratio (FAR) of 717,740 square feet.
