31-Story Midtown 7 Gets FAA Approval To Rise 352 Feet Above Ground In Midtown Miami

Midtown 7, a 31-story mixed-use building planned at  3001 Northeast 1st Avenue in Midtown Miami, has recently received height approval from the Federal Aviation Administration (FAA) and is progressing in the permitting process. According to a determination letter issued on May 22, the tower is approved to rise to a maximum height of 352 feet above ground, or 367 feet above sea level. The FAA letter lists the developer as PPF AMLI 3001 NE 1st Avenue, LLC, an affiliate of AMLI Residential. Arquitectonica is the architect.

Midtown 7 is planned to include 389 residential units, 28,000 square feet of ground-floor retail space, and 501 parking spaces. This mixed-use development aims to provide ample residential living while supporting the neighborhood’s retail environment. The building’s design will contribute to the ongoing transformation of Midtown Miami into a vibrant, urban community.

Per The Next Miami, the developer applied for a construction permit for the new tower with Miami’s Building Department in July. The permit entered its second review cycle in April and remains under review as of this morning. Coastal Construction is listed as the contractor on the construction permit, indicating that preparations for the build are moving forward.

The project is part of AMLI Residential’s continued investment in Miami. Just last month, AMLI completed the AMLI Wynwood development nearby, which comprises 316 apartments. The successful completion of AMLI Wynwood underscores the developer’s capability and commitment to delivering high-quality residential projects in Miami’s rapidly evolving neighborhoods.
