Interior Demolition Permits Filed For 1809 Brickell Avenue, The Future Site Of The St. Regis Residences Miami

Interior demolition permits have been filed for a 17-story residential building located at 1809 Brickell Avenue in Brickell, Miami. Completed in 1966, the building is known as the Stanley Axelrod UTD Towers and spans 211,121 square feet of space across 272 dwelling units. Related Group is listed as the owner of the permit application, who is redeveloping the 137,702-square-foot site along with Integra Investments. A contractor has not been listed as of yet, but the approximate cost for the work is $50,000 to demolish 6,200 square feet of interior space.

YIMBY checked in on the progress of the sales center under construction at the development site for Melo Group’s upcoming Aria Reserve, a luxury residential project comprised of twin 62-story towers at 700 Northeast 24th Street in Edgewater, Miami. Designed by Miami-based Arquitectonica, both structures will rise 649-feet along Biscayne Bay and yield a combined 782 condominiums featuring interiors by MORADA Haute Furniture Boutique and landscaping by ArquitectonicaGEO. The sales center is being constructed at 725 Northeast 24th Street by the developer’s in-house contractor, Melo Contractors Corp, and should span 3,116 square feet upon completion.

Related Group and Integra Investments have announced plans for The St. Regis Residences, Miami, a residential development comprised of two luxury condominium towers at 1809 Brickell Avenue in Brickell, Miami’s Financial District. The two-tower property is designed by renown New York City-based architecture firm Robert A.M. Stern Architects, and will feature lavish interiors by Rockwell Group. The pair of glass structures are expected to rise 47 and 48 stories and yield 354 bespoke residences, ranging from a 1,300-square-foot one-bedroom to a 7,000-square-foot duplex, with prices starting at $2,000,000.

Royal Palm Companies Secures $340 Million In Construction Financing For Legacy Hotel & Residences

Dania Beach-based real estate developer Royal Palm Companies has landed a massive $340 million construction loan from New York City-based Silverstein Capital Partners for Legacy Hotel & Residences, a 51-story mixed-use building planned for 938 Northeast 1st Avenue within the 27-acre Miami Worldcenter master-planned development. The loan marks the third largest financing package executed in the state of Florida, and will allow for the vertical construction of the 690-foot-tall structure projected to yield nearly 1 million square feet. Renowned Miami architect Kobi Karp designed the modern Art-Deco inspired tower, and will feature interiors by ID & Design International.

Metro Edgewater’s Concrete Superstructure Continues Ascent At 452 NE 31st Street In Edgewater, Miami

Construction continues to rise on Metro Edgewater, a 32-story residential building underway at 452 Northeast 31st Street in Edgewater, Miami. Located in what is often referred to as the Paraiso District, the tower is designed by Pablo Burgos of Coral Gables-based architectural firm Burgos Lanza & Associates and is being developed by Metro Edgewater LLC, an entity linked to real estate company Prodesa International LLC led by Carlos Ortiz. The structure is expected to top out at approximately 373-feet and is planned to yield  520,638 square feet including 279 residential units, 4,230 square feet of retail and a parking garage for 300 vehicles.
