Metro Edgewater’s Concrete Superstructure Continues Ascent At 452 NE 31st Street In Edgewater, Miami

Construction continues to rise on Metro Edgewater, a 32-story residential building underway at 452 Northeast 31st Street in Edgewater, Miami. Located in what is often referred to as the Paraiso District, the tower is designed by Pablo Burgos of Coral Gables-based architectural firm Burgos Lanza & Associates and is being developed by Metro Edgewater LLC, an entity linked to real estate company Prodesa International LLC led by Carlos Ortiz. The structure is expected to top out at approximately 373-feet and is planned to yield  520,638 square feet including 279 residential units, 4,230 square feet of retail and a parking garage for 300 vehicles.

Recent photos show the concrete superstructure several floors above grade now with formwork and exposed steel rebar rising as high as the eventual 5th story. The central core walls, inner columns and perimeters columns are seen ascending from the most recently poured-in concrete floor slab. There is metal scaffolding set in place at the ground floor level for support to the second floor, and numerous metal shores installed beneath the second and thirds floors to secure the slabs while the concrete dries and reaches maximum strength.

The building is already beginning to resemble the overall shape and profile of the structure seen in the renderings, where the design seems mostly rectangular in nature. Concrete slabs should stack up relatively quickly moving forward due to the repetition in the size of the floor plates.

Another portion of the development that is beginning to take shape is the parking garage which will front Northeast 30th Street; the other side of the block. Large concrete walls and columns have been erected and poured in and around this side of the site.

The design for Metro Edgewater is comprised of stacked balconies encompassing the entire northern and southern elevations, with perimeter walls clad in a grey smooth stucco finish and floor-to-ceiling glass windows paired with aluminum guard rails. The western elevation will be aligned with two parallel concrete columns acting as framing units that reach over the parapet wall. The massing of the parking garage will be covered in metal louver screens

Miami-born artist Johnny Robles has been chosen to adorn the metal louver screen that will envelop the parking garage with geometric artwork. The developer will also build out a pedestrian promenade along Northeast 31st Street, which will act as a gateway to the Paraiso District from Biscayne Boulevard. According to the official website, units will come in one, two and three-bedroom floor plans ranging from 696 square feet to 1,241 square feet, which will reportedly be geared towards millennials and young professionals.

Based on the current pace of construction, YIMBY predicts topping out should occur some time between Q2 or Q3 of 2022, and construction wrapping up early 2023.
