New renderings have been revealed for Okan Tower, a 70-story mixed-use building under construction at 555 North Miami Avenue in Downtown Miami. Designed by Behar Font & Partners and developed by Okan Group, the 902-foot-tall, 914,124-square-foot structure will yield 399 residences, a 316-key hotel, along with 64,000 square feet of ‘Class A’ office space., and indoor and outdoor amenities. Witkin Hults + Partners is the landscape architect for the project, which is located on a 0.86-acre corner plot bound by North Miami Avenue to the west and Northeast 6th Street to the north.

Developers Related Group and GTIS Partners, in partnership with the luxury hospitality company Viceroy, have announced the development of Viceroy Brickell – The Residences (Viceroy Brickell). Located at 77 Southeast 5th Street in Miami’s Brickell neighborhood, this 45-story tower, already under construction, was initially envisioned as a rental project but has since been repositioned as a condominium development. This marks Viceroy’s first standalone residential venture. Designed by the internationally acclaimed firm Arquitectonica, the building will feature interiors by award-winning studio Meyer Davis. With John Moriarty & Associates as the general contractor, construction is projected to top off later this year and be completed in early 2026. Coastal Construction Group is tasked as the project’s general contractor. The design is spearheaded by the internationally acclaimed architecture firm Arquitectonica, with interiors by Portland-based Vida. The building’s design will incorporate an original public artwork by artist Derrick Adams. The project has successfully pre-leased half of its commercial space and has obtained a construction loan of $181 million from Bank OZK, reflecting the project’s significant scale within South Florida’s real estate landscape.

Construction on Una Residences, Brickell’s first waterfront residential development in over a decade, has reached its full height, topping off at 47 stories. This 579-foot-tall building, designed by the internationally recognized architectural firm Adrian Smith + Gordon Gill (AS+GG) with Revuelta Architecture International as the architect of record, features 135 spacious condominiums offering unobstructed views of the Atlantic Ocean, Key Biscayne, and the Downtown Miami skyline. The ultra-luxury project, developed by OKO Group and Cain International, is located at 175 Southeast 25th Road within the secluded and scenic South Brickell enclave. Civic Construction, in a joint venture with Ant Yapi, serves as the project’s general contractor. Completion is anticipated in early 2025.

Referred to as Metro 2 at Edgewater (Metro 2) in the application, the project is designed by Burgos Lanza & Associates and developed by Metro Tower II LLC. The proposed building is set to rise 320 feet to the upper roof slab or 335 feet, including the highest decorative screen. It is expected to offer 349,193 square feet of space, encompassing multi-family dwelling units, lodging units, office space, and ground-floor commercial space. The plans also include on-site parking and a diverse array of amenity spaces. Schwebke-Shiskin & Associates Inc. is listed as the land surveyor, CMPLX as the civil engineer, and JFS Design, Inc. as the landscape architect. The Urban Development Review Board hearing is scheduled for April 17.

FAA Permits Submitted For 521-Foot-Tall Tower At 2600 Biscayne Boulevard In Edgewater, Miami

Permits have been submitted to the Federal Aviation Administration (FAA) to construct 2600 Biscayne Boulevard, a planned 521-foot-tall mixed-use tower in Miami’s Edgewater neighborhood. The tower will be situated on the western frontage of Biscayne Boulevard, between Northeast 26th Street and Northeast 26th Terrace, also known as 246 Northeast 26th Terrace. Developed by Oak Row Equities in partnership with LNDMRK Development, the site was acquired for $35 million in 2022. Arquitectonica, an acclaimed architectural firm, is responsible for the tower’s design. The permits were filed on June 22, 2023, and are currently undergoing review by the FAA, marking a significant step in the development process.

Mast Capital Purchases Prime 2.8-Acre Development Site In Brickell To Build Three Luxury Mixed-Use Towers

Miami-based developer Mast Capital has acquired the 2.8-acre vacant development site addressed as 1420 South Miami Avenue for $103 million from Rega Center Miami Holdings. The site is located on the southern edge of the Brickell Central Business District and represents one of the last remaining raw parcels of land available zoned for rapid transit-oriented high-density development in the area. The developer submitted site plans for a massive master-planned project yielding 2.6 million square feet across three soaring towers, including an 80-story luxury condominium tower with 400 residences, and two multifamily towers of 50 and 60 stories with a combined total of 850 luxury apartments. Mast Capital partnered with private equity real estate firm Rockpoint for the acquisition, the third joint venture between the two firms this year.

Interior demolition permits have been filed for a 17-story residential building located at 1809 Brickell Avenue in Brickell, Miami. Completed in 1966, the building is known as the Stanley Axelrod UTD Towers and spans 211,121 square feet of space across 272 dwelling units. Related Group is listed as the owner of the permit application, who is redeveloping the 137,702-square-foot site along with Integra Investments. A contractor has not been listed as of yet, but the approximate cost for the work is $50,000 to demolish 6,200 square feet of interior space.
