Plans have been submitted for a 28-story mixed-use building at 3055 Northeast 4th Avenue in Edgewater, Miami. Referred to as Metro 2 at Edgewater (Metro 2) in the application, the project is designed by Burgos Lanza & Associates and developed by Metro Tower II LLC. The proposed building is set to rise 320 feet to the upper roof slab or 335 feet, including the highest decorative screen. It is expected to offer 349,193 square feet of space, encompassing multi-family dwelling units, lodging units, office space, and ground-floor commercial space. The plans also include on-site parking and a diverse array of amenity spaces. Permits have been submitted to the Federal Aviation Administration (FAA) to construct 2600 Biscayne Boulevard, a planned 521-foot-tall mixed-use tower in Miami’s Edgewater neighborhood. The tower will be situated on the western frontage of Biscayne Boulevard, between Northeast 26th Street and Northeast 26th Terrace, also known as 246 Northeast 26th Terrace. Developed by Oak Row Equities in partnership with LNDMRK Development, the site was acquired for $35 million in 2022. Arquitectonica, an acclaimed architectural firm, is responsible for the tower’s design. The permits were filed on June 22, 2023, and are currently undergoing review by the FAA, marking a significant step in the development process.

Mast Capital Purchases Prime 2.8-Acre Development Site In Brickell To Build Three Luxury Mixed-Use Towers

Miami-based developer Mast Capital has acquired the 2.8-acre vacant development site addressed as 1420 South Miami Avenue for $103 million from Rega Center Miami Holdings. The site is located on the southern edge of the Brickell Central Business District and represents one of the last remaining raw parcels of land available zoned for rapid transit-oriented high-density development in the area. The developer submitted site plans for a massive master-planned project yielding 2.6 million square feet across three soaring towers, including an 80-story luxury condominium tower with 400 residences, and two multifamily towers of 50 and 60 stories with a combined total of 850 luxury apartments. Mast Capital partnered with private equity real estate firm Rockpoint for the acquisition, the third joint venture between the two firms this year.

Related Group is listed as the owner of the permit application, who is redeveloping the 137,702-square-foot site along with Integra Investments. A contractor has not been listed as of yet, but the approximate cost for the work is $50,000 to demolish 6,200 square feet of interior space.
