‘Alexan Kendall’ Makes Headway at 9030 Southwest 158th Avenue, the Hammocks, FL

An affiliate of Dallas-based Trammell Crow Residential has filed a pre-application for the second phase of Alexan Kendall, the first phase of which is still under construction in West Kendall.

The expansion would require 278,076 square feet of new construction, offering 224 studio and three-bedroom apartments in three six-story buildings. The homes’ square footage would span 628 square feet to 1,297 square feet.

According to the South Florida Business Journal, communal amenities would include a 6,617-square-foot clubhouse and a swimming pool. There would also be 398 parking spots (1.78 per unit), with 76 spots dedicated to electric vehicle charging.

Alexan Kendall’s first phase is scheduled to finish construction this summer. Upon completion of the two phases, the community will host a total of 622 residential units. At the time of publication, our sources did not indicate monthly rent.

Maple Multi-Family Land is the affiliate operating under Trammell Crow Residential. It has partnered with MSA Architects on Alexan Kendall’s 224 units. Alexan Kendall is part of Kendall Town Center, a larger 70-acre development which will feature healthcare facilities, retail ventures, and residences at completion.

The second phase of Alexan Kendall has been proposed for the northeast corner of Southwest 158th Avenue and Southwest 96th Street. The first phase’s address is 9030 Southwest 158th Avenue, the Hammocks, FL, 33193, in Miami-Dade County.
