Mast Capital, Rockpoint, and The Spear Group have announced the official opening of Edera Palm Springs, a new residential community offering 264 upscale apartments in the rapidly growing village of Palm Springs within West Palm Beach. Located at 2085 South Congress Avenue, Edera Palm Springs offers a walkable garden-style community with 11 three-story buildings set amid lush landscapes, and is just a short 15-minute drive from downtown West Palm Beach. Developer Lands $83M Construction Loan, Breaks Ground on ‘Parks at Hallandale’ in Hallandale Beach

Miami-based real estate development firm 13th Floor Investments has initiated construction on Parks at Hallandale, a multifamily development located at the southeast corner of Pembroke Road and Northeast 1st Avenue in Hallandale Beach, Broward County. The 15.5-acre project, occupying the sites at 106 and 2002 Pembroke Road, plus 700 and 1000 Northeast 1st Ave, will consist of 398 market-rate and workforce apartments across five-story buildings, with approximately 6,500 square feet of ground-floor retail. CIBC Bank USA provided a loan of $83 million for the project’s construction. Berkadia’s Florida team, led by Scott Wadler and Alec Fox, facilitated preferred equity from Houston-based Marble Capital. The project is expected to be completed in 2026.

Construction Starts on ‘The Parks at Hallandale’ at 2002 Pembroke Road, Hallandale Beach, FL

Construction has started on The Parks at Hallandale, a mixed-use venture in Broward County, following the security of a $83 million construction loan. Upon completion, the venture will offer 398 homes in seven five-story buildings, offering a mix of at-market rate and workforce housing units.

Kimco Proposes 282-Unit Apartment Complex at 2609 N. 26th Avenue, Hollywood, FL

An affiliate of New York-based Kimco hopes to get the greenlight for a residential venture in the Oakwood Plaza redevelopment project in Hollywood. The complex, which would take shape on a vacant 2.42-acre plot, would measure eight stories above grade and offer 282 apartments.

On February 14, Alta Princeton, LLC, an affiliate of Miami-based Alta Developers led by Felipe Onetto and Juan Ignacio Montes, applied for an Administrative Site Plan Review for Princeton Commons II, a planned residential community within the Princeton Community Urban Center District (PCUCD) in Miami-Dade County. The project, slated for a 10-acre site at 24441 Southwest 129th Avenue, is designed by MSA Architects, with David Plummer & Associates providing civil and traffic engineering expertise. Diversified Structural Design, Inc. oversees structural engineering, while Witkin Hults + Partners handles landscape design. Leiter, Perez & Associates, Inc. serves as the land surveyor. Positioned within the PCUCD’s Edge and Center sub-districts, this development aims to introduce a blend of residential offerings to an area currently characterized by undeveloped land and warehouse use.
