The affordable housing branch of the Related Group hopes to move forward with an expansion of a 1970s multi-family development in Miami-Dade County. The developer has filed a pre-application seeking approval for six buildings offering residences, commercial space, and parking. The proposal concerns the Haley Sofge Towers, a public housing site in Little Havana.
The residential aspect will include two 21-story towers. One will comprise 403 apartments and 3,575 square feet of commercial space; the other will offer 371 homes and 4,498 square feet of commercial space. The high-rises would share communal amenities (including a swimming pool). A shorter 12-story building will offer 264 apartments and 14,454 square feet for commercial purposes. The expansion would also feature three parking garages standing five, six, and eight stories above grade, featuring just over 1,200 spots.

Related Urban Development Group is seeking approval under the Live Local Act, which would allow the developer to bypass density restrictions. To qualify for incentives under the Act, 40 percent of the homes (in this case, 415 apartments) would have to be designated as workforce housing for residents earning up to 120 percent of the area median income (AMI). According to county records, a one-person household would have to earn less than $95,400 to qualify for residency. The developer is also seeking approvals under Miami-Dade County’s Rapid Transit Zone rules.
